At 924 m2 this large stand is charming and spacious - allowing for a comfortable build of your choice. Let your design open up a simplistic and elegant coastal lifestyle in your dream getaway for a winners price. Stand 78 is just one of the few remaining stands on this special sandy stretch giving you more value for your buy!
The erf is fully-serviced with quality paved roads, electricity supply, and water reticulation. KaiKai is equipped with an entire sewerage network for future implementation. All residential properties in Port Nolloth are required to have a sewerage pit or suitable underground tank to be regularly emptied by the Richtersveld Municipality.
The KaiKai project experienced a significant upsurge in sales in the year 2025 - with ten properties being transferred to new owners from as far and wide as Algarve, Portugal - contributing to KaiKais diverse buyer profile. In early 2026 stand 125 sold at good value - indicative of a continued upswing in sales and improved market conditions that should lead to a fruitful year ahead. Our new buyers have communicated to me their motivations and reasons for choosing KaiKai as a prime coastal destination. Among these are the existing, and significant potential economic developments being planned for the Namakwa District.
The much-talked about construction of a deepwater port just 60 km north of Port Nolloth is creating a buzz in avid property investor circles and generating increased interest in this part of the worlds coastal property market and development goals.
Boegoebaai is a greenfield project which was gazetted in 2022 as a SIP Strategic Integrated Project that is urgently required to relieve the Northern Capes mining export capacity - in the medium term - by serving the Namakwa SEZ Special Economic Zone, copper, manganese and iron ore mines in the interior.
A phase 2 Green Hydrogen SEZ Special Economic Zone adjacent to Boegoebaais port is currently being planned to ultimately supply multiple export off-takers in the European Union EU with GH2 Green Hydrogen.
The Northern Cape is well-positioned to become South Africas hub of green hydrogen production, and as dictated by the Paris Agreement 2015 is central to its mandatory Just Energy Transition JET. This key position as an energy hub - together with the provinces abundant mineral resources, large land mass, and very high load factors regarding wind and solar energy, plus a 300 km coastline - makes the Northern Cape coastal property market investment and development-ready.
Furthermore, very large reserves of oil and natural gas have been discovered in the Deep Water Orange Basin in Namibian waters. The discoveries were made by Shell and Total Energies in 2022 - with full on extraction set to commence in just a matter of time. It is noteworthy that a significant portion of the Deep Water Orange Basin stretches into South African waters. In 2023 Total Energies submitted their final EIA Environmental Impact Assessment to PASA Petroleum Agency of South Africa and the DMRE Department of Mineral Resources and Energy to urgently begin with test drilling off the West Coast of South Africa as well. The construction of Boegoebaai will also be integral in supporting these operations offshore Port Nolloth.
Funding of catalytic infrastructure such as renewable energy sources, rail and road infrastructure, Special Economic Zones, grid expansion and additional port capacity will be required to achieve these objectives.
The current collaboration between the European Union and South African government has already secured the pledging of very substantial investment packages, namely Global Gateway to the value of 16.2 billion. These initiatives are driven by mutually beneficial arrangements between developed and developing nations to primarily achieve critical and urgent global decarbonisation targets.
KaiKais Regulations and Architectural Guidelines have been put in place to maintain property values and for the benefit of its property owners belonging to the Home Owners Association. There are currently no levies payable on stands.
KaiKais Architectural Guidelines is a straightforward document outlining helpful tips and considerations in building your dream construction on the KaiKai suburb. This document is informative and allows enough room for individual expression and stylistic preferences in the architecture of your coastal dwelling, while maintaining a timeless, simplistic architectural elegance and cohesiveness throughout the project. Feel free to request a copy for your information.
Structures on seafront properties must adhere to a height restriction of 4,1 m from road level. On all other properties - such as stand 78 - double storey buildings are permitted. These height restrictions guarantee a sufficient sea view from any KaiKai property of your choice.
KaiKais layout is designed in such a way as to avoid over-development and congestion within the suburb. Additionally, there are strategically positioned thoroughfares between some seafront properties in particular - to make allowance for all residents to have access KaiKais rocky shore or beachfront. Access to the shore from stand 78 can be acquired through an open area to the left of stand 128 and a thoroughfare between stand 16 and stand 17 - as indicated by the arrows on the suburbs layout. The open areas are designed to preserve and support the surrounding natural environment and its wildlife, and will remain intact and undisturbed.
Historically Port Nolloth was identified as a site for an export harbour to serve copper mines in the interior. Presently Port Nolloth is defined by its diamond industry, small-scale fishing operations, budding property market and a gritty convivial community. It is also considered as one of South Africas coastal safe havens, with a very low crime rate and where safety is dictated by your reputation and treatment of your fellow man. In addition, the Namaqua coastal region has a very favourable mild climate during all seasons of the year, making it a sought-after holiday destination where the rustic Benguela meets the dramatic Richtersveld hinterland.
